Our Promise to You
New York State law requires real estate licensees who are acting as agents of buyers and sellers of property to advise the potential buyers and sellers with whom they work of the nature of their agency relationship and the rights and obligations it creates. We will clearly explain the different types of agency relationships that the public can enter into with a licensed Real Estate salesperson and broker. We will provide you with the forms and agreements that the Dept. of State requires Real Estate salespeople and brokers to have acknowledged, upon initial substantiate contact when starting a working relationship. We will return your calls in a timely fashion. We will guide you through every step of the Real Estate Transaction process. A.T. Real Estate Specialists will be present at your closing and stay in touch with you after the transaction. We will provide buyers or sellers with names of other Real Estate professionals if needed. At least three names of each professional will be provided so the consumer can make their own decision as to who they choose to work with. Examples of these professionals would be: Attorneys, lenders, inspectors, accountants etc.
Every buyer should be pre-approved by a lender prior to searching for a home. We will make sure you are put in touch with a few lenders if you are in need of a pre-approval. We will provide all the necessary forms, some examples are offer to purchase and disclosure forms, listing forms & listing contract. Your attorney will provide the contract of sale. We will present all offers as soon as received, as soon as the seller can be reached. In addition to above Sellers, see below: Assist you with the pricing of your home by doing a market evaluation (Comparative Market Analysis.) Present you with a detailed marketing plan, promoting your property through the internet, advertising, networking, signage, and more. Give you tips in regard to getting your home ready to be placed on the market. Which may include enhancements that can help you maximize your price? Guidance with the negotiating process. Provide sellers with a written sellers closing cost net sheet, which will also include a list of the types of documents their attorney will need in order to draw up a contract of sale. We will provide you with feedback after your home is shown. We will stay in touch with you on a regular basis, always informing you of market conditions. We will contact you to let you know when competing properties are being listed.
All offers to be presented to you along with a buyer’s pre-approval. We will keep in touch with you throughout the transaction, following all aspects of the sale and updating you until the transfer of title. Objective: Assisting my customers in achieving their goals. Using my knowledge and expertise to make their transactions smooth sailing and to obtain results. To present clients with a highly effective and professional marketing plan utilizing personal skills and years of experience. Qualifications: Expert in residential marketing and promotion. Excellent negotiation skills. Excellent interpersonal and communication skills. Advanced leadership skills. The ability to manage the details of the sale transaction.

Arlene is a Board certified Real Estate professional in Staten Island New York. I would like to take this time to share a bit about myself. In my opinion, one of the greatest financial decisions that most people make in life revolves around the selling or purchasing of a home. Being a part of this process is something that I take very seriously. However, nothing brings me more joy than seeing those happy faces of my customers and knowing that I was instrumental in achieving their goals. That is what keeps me consistently moving in the right direction and wanting to be the best I can be. Fondly, I can recall going back to the homes I have sold years later and seeing how families have grown. It brings me great happiness to see the many changes people have done to their homes over the years and how their pride of homeownership shows in those homes. It brings me great satisfaction to admit that I have sold the same house three times over.
There is no greater compliment than repeat business and the vast client referral network I have built. Every past customer represents a unique memory for me and I never forget any of them. To this day, I still have the contact information for the first buyer who I sold a home to over 40 years ago. The main reason I started this company was to provide the type of service my clients have come to love. My agents must answer to a high level of professionalism that comes with working here. I take pride in being detail oriented and usually wind up staying in touch with my customer and clients long after they have completed their transactions. Many people have told me that they automatically fall into their comfort zone when we are together. Over the years I have developed many close friendships selling Real Estate on Staten Island. Staten Island has been my home for over 50 years. I have three wonderful grown children & many beautiful grandchildren.

An e-PRO is a REALTOR who has successfully completed the e-PRO training program for real estate professionals. SFR, Certified. The National Association of REALTORS® offers the SFR certification to REALTORS® who want to help both buyers and sellers navigate these complicated transactions, as demand for professional expertise with distressed sales grows. According to a recent NAR survey, nearly one-third of all existing homes sold recently were either short sales or foreclosures. For many real estate professionals, short sales and foreclosures are the new “traditional” transaction.
